Frequently Asked Questions...
What is loss of rent cover?
This is not in case you can’t find a tenant or they don’t pay, this is for loss of rent when an insured event like storm, flood or fire has made your property uninhabitable and the tenant has had to move out!
What is rent guarantee cover?
This one is for tenants who don’t pay and comes with legal protection cover too for disputes with your tenants.
What is owner occupiers cover?
This is regular household insurance, but one where you are allowed to add a second UK home or UK holiday home.
There are problems with unoccupied properties aren’t there?
Well yes, we can’t deny that, here you can get some cover though. For example, we can arrange for fire and standard perils on unoccupied commercial properties.
Why can’t I just use my household policy?
Household policies are designed to cover buildings and/or contents of your main residence. They do not cover let property and there may be gaps in cover or the fact that the property is let may invalidate the policy which could lead to claims not being paid. A specialist buy to let policy means you can be sure that your property is covered correctly.
I have got a portfolio of properties, do I have to get a quotation for each one?
No, you can contact us to arrange for a quotation for your portfolio and we can look at information you have already compiled on a spreadsheet or other document. Please contact us to arrange for a bespoke portfolio quotation.
Some policies will only cover professional lets, what about different types of tenant?
The Rentguard polices we recommend have options for the usual tenant types, if you can’t find what you are looking for then please contact us
My tenant needs cover, but just for contents?
Tenants contents cover is available as a stand alone policy in the tenant’s name, just follow the link for ‘Contents Cover for Tenants’.
